1. The person who makes the booking accepts these terms and conditions on behalf of all the members of the party and is responsible for all the payments due by the party. By making a booking you confirm that you are at least 18 years of age and you have read these terms and conditions and agree to comply with them, and that you are acting with the consent  of the party you are making the booking for.

2. We take no responsibility for matters beyond our control, e.g. war, civil unrest, terrorist activity, industrial disputes, continuous bad weather and/or an other circumstances beyond our control.

3. Any damages caused whilst residing in the villas must be replaced or paid for.

4. The 20% deposit paid upon booking is not refundable.

5. The balance is required to be paid the first or second day of arrival at the villas and preferred only in cash in Euros.

6. Air-conditioning is included in the rental price at the time the clients receive the key.

7. The villas must be vacated by midday on the day of departure. This enables the villas to be cleared for the next occupancy. If there is a gap in the change over rental period then guests may be allowed to stay in the villa until departure time, but this must be pre-arranged with the villa owner.

8. Maid service is once a week.

9. No pets allowed.

10. We will not be held responsible for any accidents or incidents occurring in the property. It is the responsibility of adults to ensure their safety and their children's safety on the property, namely the pool area.

11. No smoking is permitted inside the villas due to Fire Safety Regulations.
